  • RV park and campground owners who would like to fine-tune their day to day operations to improve guest satisfaction, revenue and profitability.
  • New park owners who have recently purchased a park and would like an experienced park owner and operator to guide and mentor them with an operational plan designed to improve guest satisfaction, revenue and profitability.
  • Prospective owners who are under contract to purchase a park and want to start out in the right direction.
  • Prospective buyers in the due diligence period who want an experienced operated to guide them on what's ahead.
  • Prospective sellers desiring to maximize their park's marketability and sales price.

Gorin+Cohen operational audits are conducted by a team of experienced and successful park owners led by Jayne Cohen. Jayne operated a Yogi Bear's Jellystone Park in New Hampshire for 25+ years building it into the leading Jellystone franchise when it was sold. She then spent 8 years as the President of Adventure Bound Camping Resorts overseeing the operations and bottom-line performance of a network of 10 parks. In 2015, Jayne joined David Gorin Associates creating Gorin+Cohen Consulting Group LLC.

An Operational Audit begins with Jayne and one of our Senior Consultants visiting your park for two full days. All Gorin+Cohen Senior Consultants are experienced park owners. Together with Jayne, they look "under the covers" to learn the intimate details of how your park is operating. The objective of the audit is to uncover areas for operational improvements that can turn into increased revenue, higher guest satisfaction, and improved profits.

Based on the client's needs, the audited areas may include:

  • Rate setting and revenue management
  • Reservation systems, processes and procedures
  • Ancillary revenue sources: what's missing and what can be added?
  • Office and administrative processes and procedures
  • The physical "plant" - the buildings and everything on the ground
  • Maintenance
  • Recreation
  • Housekeeping of sites and rentals
  • Food service
  • Security
  • Pool and water attractions
  • Human resources, hiring and training
  • Marketing, advertising and promotion
  • Guest services and review management
  • Competition analysis

The output of the Operational Audit is an extensive report with findings and recommendations for immediate, near term, and long-term improvements.

Fees for Operational Audits are based on the size and location of the park and the selected areas to be studied and reported. Reports typically are completed within 45 days of the site visit.
