Market & Competitive Park Analysis Studies

Gorin+Cohen has been engaged, both in the public and private sectors, to conduct Market & Competitive Park Analysis Studies for new RV park and campground developments, and for current RV parks and campgrounds thinking about expanding. This affordable study provides interested parties with an early assessment of buying, developing, and investing in a specific property or in an area, or investing in the expansion of an existing RV park/campground. Studies are conducted nationally coast to coast.

Operational Audits

Operational Audits provided by Gorin+Cohen are designed for campground owners wanting to fine-tune their day to day operations to improve guest satisfaction, increase revenue and profitability; for new park owners recently purchasing a park who would like to work with an experienced park owner and operator; prospective owners needing guidance with due diligence and prospective seller's desiring to maximize their park's marketability and sales price.

Land Planning

Master planning, sketch drawings, and CAD designs for additions and new park developments to include an 800+ site RV Resort in the East Coast, an 1100 acre RV Park in the mid-west, a 20 acre addition to a park in Michigan, a 200+ site redevelopment of a park in Washington, a new destination park development in Texas, a 750+ site park in central Florida, a new condo site boutique park in Georgia and the merger of an existing RV park and an adjoining 30 acres in Alabama are some of the projects that are underway or completed. 285 site destination RV park in West Virginia, 100+ site RV park near Grand Canyon

Feasibility Studies

A feasibility study is generally needed for financial institutions or investors who are going to be associated with financing the development of a new RV park or the expansion of an existing RV park or campground. Gorin+Cohen has been engaged, both in the public and private sectors, to conduct feasibility studies for new RV park and campground developments and expansions in Alabama, Arizona, Delaware, Florida, Georgia, Idaho, Indiana, Illinois, Michigan, Missouri, North Carolina, Ohio, Tennessee, Texas, Washington, South Carolina, Iowa, South Carolina, West Virginia and Virginia.

Condo Conversion

Gorin+Cohen has been engaged to assist a mid-west park to sell it's campsites in a condo format to maximize its sales potential. Gorin+Cohen conducted the feasibility and marketing study and land planning for an ownership boutique RV resort in coastal GA and central Florida.

Operational Guidance

Gorin+Cohen is providing operational guidance to the owner of a large New England park as he works to expand the park and branch out into a development relationship with an internationally known outdoor recreation brand. Gorin+Cohen is providing ongoing operational guidance for parks in Connecticut, Ohio, Georgia, Florida, Pennsylvania, New Hampshire, New York, Washington, Indiana and Illinois

A 40+ year old New England park is experiencing family and operational issues that has made the current generation of owners uncertain of its future. Gorin+Cohen has been retained to improve the operations to allow the park to become profitable and secure its future.
